The municipality of Banite plans to sell a former school in the village of Zagrazhden – a four-story solid building with a total area of nearly 3,500 square meters and a yard of 9 decares for €82,869, according to the program for management and disposal of municipal property for 2026, adopted by the Municipal Council on December 19. After Mayor Pavlin Belchev said that the program was a logical continuation of the previous year, there were no comments from councilors and it was unanimously approved with 9 votes in favor.
The property is a school with 9,180 square meters of land in the village of Zagrazhden. There are four buildings on the property. The main one is a former four-story school with a built-up area of 864 square meters and a total built-up area of 3,456 square meters. Attached to it is a single-story warehouse of 66 sq. m, a shed of 15 sq. m, and a gym with a built-up area of 250 sq. m. The buildings are solid and were built in 1973.
Using the standard ratio of 70% for buildings and 30% for land in valuation practice, the price of €82,869 amounts to approximately €58,000 for all buildings and nearly €25,000 for the yard. The value of the buildings is approximately €15 per square meter (less than the cost of demolition and far below the residual value of a solid building). The price of the yard is comparable to the value of low-yield agricultural land, rather than a regulated plot of land for public use with existing infrastructure. At a price of €5 per square meter for regulated land, the school yard would cost around €50,000.
The asking price for the entire property is close to the market value of a small studio apartment in a regional city. For this amount, a complex with almost 3,800 square meters of built-up area and a 9-acre yard is being offered.
The same program for 2026 includes the sale of a former school with a yard in the village of Galabovo. The property there is 4,150 square meters, on which several buildings have been constructed, including a main three-story school building with a built-up area of 527 square meters. Most of the buildings were constructed in 1972. The expected revenue from the sale of the property according to the program is €62,152. At the same ratio of 70 percent for buildings and 30 percent for land, the value of the buildings is around €43,500, and the yard area is approximately €18,500, or around €70 per square meter of built-up area and around €4.5 per square meter of land.
In addition to the two school complexes, the 2026 program includes the sale of a property in the village of Bosilkovo, described as a former dairy farm. The property has a total area of 1,595 square meters and is part of a regulated land plot for residential construction. A two-story building of 48 square meters has been built on it. The expected revenue from the sale of the former dairy is €9,715.
The three properties—two former schools and a former production building—are included in the program with a total price of around €150,000, which the Municipality of Banite expects to receive from their sale. For this amount, it is ready to sell regulated land with a total area of over 15 decares and a building fund with a total area of at least 4,500 sq. m.
